The San Diego market tends to have very low inventory. When the housing bubble hit San Diego housing prices were very high and it has taken a long time for prices to reflect what people owe - seller's have been holding on for longer to be able to sell. Because seller's are holding on - it leaves the market with low inventory.
According to Homesnap.com San Diego Metro area real estate home sales were down 10.9% to 2999 in the last 30 days as of 9/14/2016. The median sales price rose to $500,000 over the latest reporting period from $496,414 in spite of the decrease in sales. Because of a 3 month low inventory our area is a sellers market.
If you have a home that is well maintained and priced appropriately it will be likely that the home will receive multiple offers. Buyers will flock to the property as they are looking for a good deal.
